Tulfra sells 4 units at business center to church

Tulfra Real Estate, the Rochelle Park-based real estate firm, has sold four units at Totowa Business Center, the company said in a news release.

Emergence Church purchased the units, totaling 64,584 square feet, in the center located at 930 Riverview Drive, Tulfra said.

“Emergence Church has built a large, warm and engaging congregation out of its space in the Totowa Business Center and has seen tremendous growth and success,” Tulfra Asset Manager Marcus Lee said.

Emergence, founded in 2006, has operated a day care center and held services at Totowa Business Center since 2011, when it relocated after outgrowing its previous location, Tulfra said.

“With this acquisition, Emergence Church is building a permanent home and headquarters as it continues to serve the spiritual needs of worshipers throughout North Jersey,” Lee said.

Harry Rosen of DL Rosen & Co., based in Pompton Plains, was the procuring broker on the transaction, and the seller was represented by Alan Cafiero of Marcus & Millichap in Saddle Brook.

Tulfra acquired the 225,000-square-foot business center in 2015 and has since sold more than 118,000 square feet of space for a total of $24.5 million, not including the recent purchase by Emergence, the firm said. Financial terms of the Emergence acquisition were not disclosed.

“Totowa Business Center is easily accessible from routes 23 and 46 and Interstate 80, attracting customers, congregants and employees from all over North Jersey with ease,” Lee said.
